Last month my article mentioning the most expensive roads in which to buy property throughout our local area certainly created a fair few talking points. At least I think it did, judging by the number of people who have since commented to me about my findings.

Like all sets of statistics, one has to take this information for what it is; namely a mean average of the prices registered with Land Registry on all properties sold in a particular road since 1995, with these figures then adjusted to take account of house price inflation ever since.

In other words the historic house prices in each road were converted into current day prices, which then gives a pretty meaningful idea of the current average property values at any given address. My research showed that the two most expensive roads in Kidderminster are Barnetts Grove followed by Whitehill Road.

Of course these figures are only based on houses that have actually sold in the last 18 years. There will obviously be several other properties in every road, that would either be more or less expensive than those which have been counted, and which would of course change these stated averages either upwards or downwards.

It all makes for interesting conversation at dinner parties, and statistics like these should not be considered as too serious an academic exercise, beyond the limitations of the available data.

Having previously listed the most expensive addresses for property throughout the Wyre Forest district, I promised that this month I would reveal the most affordable places in which to live. So here goes.

In Bewdley, it seems that Wassell Drive offers first time buyers the likeliest route to jumping onto the housing ladder, with an average property value of £109,686. First time buyers will have far more choice in Stourport, where there are no less than 18 streets with property prices averaging below £100,000. Of these, Raven Street offers the chance to buy a property for only £63,304, followed by Broomy Close (£72,128).

Amazingly, there are over 60 roads in Kidderminster where the average property costs less than £100,000, none more reasonably priced than at Shrawley Avenue with an average price of £62,571. This is followed by Woodbury Road (£72,121) and Eddy Road (£77,022).

However, by far the cheapest accommodation in the whole of the district will be found at the high-rise flats in St Cecilias Close, with an average sale price of £42,839.

To put this another way, you could buy no less than 21 different flats here, for the price of only one house at New Wood Lane, Blakedown. This is the most expensive address in the district with an average property price of £909,929.
